DESCRIPTION:
Development of 30 multi family affordable apartments, consisting of studios, 1br, 2br and 3br units. Lobby, offices, community spaces and service spaces are proposed on the ground floor. Anticipated 5 story wood frame construction on slab on grade foundation. Site work includes row improvements, stormwater facilities and no parking. Building is to be Type IIIB and fully sprinklered.

All scopes are open for Bid.
*Selection of a Shoring subcontractor will be a priority to get the steel order as soon as possible.
*Selection of an Electrical subcontractor will be a priority to get submittals approved and gear ordered as early as possible.

3/11/26 Receive GMP documents from MWA

3/25/26 All Bidder questions due to Walsh
3/27/26 *Shoring and Electrical bids due early for long lead
4/1/26 Architect response to bidder questions

Early scopes will be awarded in April 2026.
Subcontracts will be awarded starting in May 2026.
Anticipated construction schedule will be from June 2026 to July 2027. A high-level schedule is included for reference.

Just Compassion South

LOCATION: 12288 SW Hall Blvd, Tigard, OR 97223

DESCRIPTION:  A non-congregate center, 24-hour shelter in a new 2-story building located on SW Hall Boulevard in Tigard, Oregon. The building will be PV ready, have advanced insulation and air sealing throughout, as well as energy efficient appliances and equipment. All spaces shall be move-in ready, build-out with MEP & fire protection, and finishes with systems built in to accommodate 6 SRO style sleeping rooms. The recently constructed building on the adjacent lot to the north is to remain in operation. Right of way improvements including a new sidewalk, hardscape, stormwater planters, a connecting walkway, retaining walls and landscape.

Project Notes: MWESB Goal 20%, BOLI Wage Rates apply, MEPF has been previously awarded.
