Thornton Place
Thornton Place is a vibrant, 6-acre mixed-use community that brings housing, retail, public space, and restored natural habitats together in the heart of North Seattle. This 727,000 SF development includes eight residential buildings—two six-story apartment buildings with 279 homes built over a 900-stall parking garage, and six three-story buildings offering 109 condominiums. More than 50,000 SF of neighborhood-serving retail and dining space activates the street level, creating a lively and welcoming destination.
Walsh Construction Co. delivered the majority of the project scope, including the garage, all residential buildings, and the ground-floor retail. Construction took place alongside several concurrent developments on the site, requiring intense coordination. Just south of the mixed-use buildings, Seattle Public Utilities also partnered with Walsh to daylight Thornton Creek and create the Thornton Creek Water Quality Channel—an ecological centerpiece that transforms the area with native landscaping, walking paths, and educational features.
With five major contracts, three general contractors, and five different ownership groups working simultaneously, Thornton Place demanded exceptional collaboration and planning. Walsh led a highly integrated preconstruction effort, navigating complex logistics and driving extensive value engineering solutions to maintain budget alignment. Thanks to a unified project approach and strong partnerships, the project launched on schedule and delivered a thriving community asset that combines urban living with environmental restoration.
